We are a group of Independent Mortgage Brokers and Independent Financial advisers who have access to all products and services available in the UK - as opposed to a tied or company representative who may only be able to advise and offer products from the company they represent. This means that as independent financial advisers we are able to give you comprehensive advice and offer the most appropriate products for you.

Our advisers have worked in the finance industry for many years and now specialise in dealing with landlords, both large and small – from those with one or two properties to those who have over 100 properties. Over the past few years, we have assisted landlords in expanding their property portfolio’s and have also rescheduled borrowings to take advantage of the very best rates available in the marketplace.

World domination and beyond !

• We were contacted by a large Landlord in London, who had run out of options with his existing finance arrangements. He was keen to expand his property portfolio but the lenders that he had used previously had set limits on the number of properties that he could buy.
• We remortgaged their portfolio of thirty or so properties and restructured the finance so the clients could then release the equity that was secured in the portfolio.
• An ongoing lending facility was than set up so the clients would be confident the finance was available to them when needed.
• Now the clients have vastly expanded their property portfolio and can now purchase further properties in the knowledge that finance is available to them on an ongoing basis.

What a cheek !

• A Welsh landlord had a very substantial portfolio of properties (mainly buildings split into flats) with low bank borrowings financed with a High Street Bank. They had secured £ 1,500,000 of borrowing on his entire portfolio, valued in excess of £7 Million. In addition to this, they wouldn’t lend him anymore money and were charging him for the privilege.
• We were asked to have a look at the situation and refinanced individual properties to clear the entire bank borrowing. By the time we had finished, the majority of his portfolio was ‘unencumbered’ as the new lender only required a charge on individual properties and not his entire stock of property.
• In addition to this the rate of interest and fees charged were substantially lower than those demanded by the High Street Bank.
• The landlord is now able to seek ‘buying opportunities’ in his local area in the knowledge that he has many unencumbered properties, from which further loans may be taken at a later date.

Buying properties for cash – with no cash !

• Property landlords in Somerset were busy seeking ‘buying opportunities’ in their local area.
• They particularly liked to buy ‘distressed’ properties for cash, or buy large houses and convert them into flats.
• The problem was how to go about raising finance quickly so that when a ‘buying opportunity’ presented itself they could move very quickly.
• Their own home was substantial and worth a great deal of money. We therefore assisted in arranging a flexible domestic remortgage which allowed a ‘cheque book style’ drawdown facility.
• This gave them the ability to write a cheque (and buy the property for cash) from their domestic mortgage for a property that was seen as a bargain, due to its condition.
• The landlord than sent in a team of people to refurbish the property, thereby increasing the value of it almost immediately.
• We than assisted the landlord in refinancing the property after it was let, and the landlord used the proceeds of this remortgage to REPAY the borrowings that he had used on his own mortgage.
• He than went out looking for more ‘buying opportunities’ and did it again and again…………………

‘I wish I’d done it years ago ………………’

• A Devon Motor Trader was approaching retirement and was falling on hard times. Selling second-hand cars is a very hard business these days.
• With a friend, he bought a property that needed refurbishment which he eventually let to students. We supplied the mortgage on this property.
• After a few months he came back to us with a great big smile on his face and bought another one, exactly the same as the one above.
• He has now given up selling cars and concentrates solely on his property business.

‘Making profits from a Personal Pension – theirs a laugh for you !’

• An Advertising Executive took stock of his Personal Pension portfolio, which had been hammered by the drop in the stockmarket over the past few years. He began looking for an alternative which could give him an income in retirement.
• He was keen to begin investing in ‘investment properties’ so we assisted him in drawing the cash from his pension pots to fund the purchase of his first property.
• He now has a portfolio of thirteen properties and a substantially improved outlook in retirement.
• We also assisted him in arranging ‘buy to let’ mortgages for all his purchases.
